Buying Your Home, the Origin Way

We interviewed our client, Peocisha Gadsden, about her recent success with purchasing a home with Origin SC:


Q: What was your first experience with Origin SC?
A: My first experience with Origin SC was the credit improvement program. I had heard about Origin SC through one of my family members. 

Q: Was the "Origin Way" of buying a home effective? Was it helpful to have all services available in-house?
A. Yes, definitely. It was very helpful and effective to have all services available in-house.

Q: What was our experience like working with Origin Realty?
A: My experience working with Origin Realty was very easy going. I was never dissatisfied! Unlike most people that are going through the process of purchasing a home, my experience was GREAT!

Q: How was your overall experience with your Lending Advisor, Stephanie Reed? Was she friendly, knowledgeable, and helpful?
A: Our experience with Origin SC was fantastic. Stephanie Reed was very friendly. She helped us with everything we needed to know.

Q: How did the NFA fund help you successfully get into your home?
A: The NFA fund helped us with all of closing costs, and more!

Q: Do you have any additional comments or suggestions for our staff and the granting process?
A: Yes! Thank you guys soooo much for an awesome experience!

Q: Anything else you'd like to share?
A. Our house was only on the market for 2 hours before we made an offer and it was ours. It's been the best decision we could make to buy this house.

Q: What would you say to a person that is thinking of buying a home?
A. I would say Origin SC is definitely the way to go to purchase a home. They will help you every step of the way and they have a phenomenal staff.

April is Financial Literacy Month!
National Financial Literacy Month is recognized in the United States in the month of April in an effort to highlight the importance of financial literacy and to teach Americans how to establish and maintain healthy financial habits.

Buying Your Home, the Origin Way

We interviewed our client, Denise Clemmons, about her recent success with purchasing a home with Origin SC:


Q: What was your first experience with Origin SC?
A: My first experience with Origin SC was with a Credit Coach. She helped me repair my credit and taught me how to budget my money. She was extremely efficient. She was knowledgeable and was able to answer all of my questions. 

Q: Was the "Origin Way" of buying a home effective? Was it helpful to have all services available in-house?
A. Using Origin SC to purchase my home made the process smooth. I am a witness that it clearly works! It was helpful to have all the services offered to me in one spot. It made for less work and no stress. 

Q: What would you say to a person that is thinking about buying a house?
A. I would let them know that anything is possible. It may seem like you have a long road ahead but there is a light at the end of everything. With the help of Origin SC your dreams will come true. 

Q: Do you have any other comments?
A. Stephanie Reed helped me with Lending. She was there to help me and to answer all of my questions. Working with Debbie Kidd and Brad Kidd as my realtors was the best experience. Whenever I would worry about the process Debbie would always calm me down and say, "Don't worry, I got you girl," and sure enough she would take care of it. She was not only concerned with what I wanted, but she also made sure that my kids' needs were met as well. She included them in the home selection and that meant everything to me.

You may or may not know that Origin SC is a member of the NeighborWorks network. We are actually larger and stronger than most local organizations because of our network membership. NeighborWorks America is a congressionally chartered nonprofit dedicated to creating places of opportunity across the country.
Origin SC is one of nearly 250 members of NeighborWorks America's network, receiving technical assistance; flexible grants; comprehensive, tailored training; and the opportunity to interact with and learn from fellow professionals form a variety of sectors.
In this issue of our newsletter, we share an introduction to NeighborWorks America and examples of how we are able to serve you better because we are backed by the combined strength of NeighborWorks America and its network. 
A Note from Washington...


NeighborWorks America exists today because 40 years ago
, a coalition of residents, government officials, bankers and community members decided to experiment with a new way of making communities better places to live. Instead of housing projects, the coalition-- the Federal Home Loan Bank, William Whiteside of the Coro Foundation, resident leader Dorothy Richardson and many others-- envisioned better, more affordable homes in the places that people need them the most. Since its Congressional chartering in 1978, it has expanded from around 50 organizations to nearly 250 nationwide. Yet, it has retained what makes it unique: a grassroots approach that allows every organization the flexibility to focus on the needs of its particular community. 

Over the past 40 years, NeighborWorks and its network have assisted close to 8 million people through affordable housing and counseling. We also have expanded our programs to include more elements required by strong communities: financial coaching, job readine
ss and placement, healthy housing, and access to educational opportunities. 

Today, NeighborWorks America's training programs for community development professionals are the best in the country. They continue to adapt them as they learn more from the network about what is effective on the ground. Network organizations like Origin SC are what make NeighborWorks America effective, and we look forward to another 40 years of working together to make every community a place of opportunity.

A Farewell to our CEO

Since 1888, Origin SC has remained one of the leading nonprofit human service organizations in providing professional financial and housing counseling services. We have successfully withstood the test of time and socio-economic changes by providing quality advocacy, counseling, and education to individuals and families in the Charleston Tri-County area, throughout South Carolina, and even nationwide. For the past 15 years, David A. Geer has been the CEO of Origin SC. He has led the organization by building the multi-million dollar programs to reach more than 10,000 clients every year in the areas of housing stability, homeownership promotion, and home preservation. After years of hard work and dedication, the time has come for David Geer to retire. As his time with Origin SC is coming to a close, we asked David to reflect on his experience with some questions. 

 
Q. How have you seen the industry change and what elements of that change are critical to our work going forward?  How should we prepare for that change?
A. The change from 2003 to 2018 has much to do with the economic escalation in the Lowcountry of SC. The positive change is that our area is experiencing terrific growth. On the negative side, our customer base that we serve as our mission dictates is 120% of average median income and the real estate prices are unreachable for our client base with no appreciable end in sight. Our challenge is to convince the metropolitan area to build affordable housing into its expansion footprint and to secure layered financing wherever possible. We still have the responsibility to educate and work with consumers who need housing regardless of the income range.
 
Q. If there was one piece of advice for a professional entering the community development field what would it be?
A. There is no one fix for all conditions, population bases, or demographic similarities. You must be content and excited to make small numbers of people more self-sufficient and not become discouraged that you cannot fix all the ills of the community.
 
Q. Please share one of your dominant beliefs, philosophies, principles or core values that have guided you through your professional career...how have they shaped you as a leader?
A. We must remember that we are a business and must have more revenue coming in than expenses we pay out and this needs to permeate the entire operation. Outcomes for individuals are why we are in business and we need to identify and measure these outcomes to insure that we are spending funds wisely and with a purpose.
 
Q. NeighborWorks America is celebrating our 40th year in 2018. How has being a NeighborWorks network member impacted you as a leader? And, what value has NeighborWorks brought to your organization?
A. The group of NeighborWorks organizations has a significant number of best practices that can be gleaned from their work. By connecting with the different NWOs, problems can be solved, new markets developed, and successful businesses can be grown.
 
Q. As you begin to transition into the next phase of your life - what are you most proud of during your tenure at Origin SC? And why?
A. I am most proud of the growth of the organization and the development of the staff along the way. We have found and nurtured many partners in a collaborative environment that has produced change in individuals and in the community. We think for the better.
 
Throughout his 15 years of being CEO at Origin SC, David Geer has been an exceptional leader. As he transitions into this next chapter of his life, David plans to spend his time golfing, fishing, and spending time on his boat. He also looks forward to spending time with his wife Aussie, and their three children, and four grandchildren. From the bottom of our hearts we thank David for his amazing commitment to our community, and we wish him happiness and contentment as he begins this next chapter in his life.

Buying Your Home, the Origin Way

We interviewed our clients, Gabe Blanco and Lora Dunford, about their recent success with purchasing a home with Origin SC:

Q: What was your first experience with Origin SC?
A: Our first experience with Origin SC was attending a First Time Homebuyer Workshop. We knew we wanted to be homeowners, but didn't think it would be possible with the amount of student loan debt we have. We decided to go to the workshop to get information, thinking that we would have to wait 5-10 years before being able to make any moves. We were pleasantly surprised when we learned otherwise.

Q: Was the "Origin Way" of buying a home effective? Was it helpful to have all services available in-house?
A. It was great attending the First Time Homebuyer Workshop and then being able to continue to work with the same people. We felt comfortable with the staff so it was great for the same people to represent us as our agents. Having the recommendations for a lender, inspector, and insurance company was helpful because it gave us a great starting point and we were able to ask questions with no commitment. 

Q: What would you say to a person that is thinking about buying a house?
A. Our first recommendation would be to attend the First Time Homebuyer Workshop because it is packed full of helpful information. Second, don't think that you can't buy a home. It may surprise you! Having student loan debt that outweighs the average mortgage had us doubting our chances, but here we are just a couple months out from our first contact with Origin SC and we are sitting in a home that we now own. Lastly, there will be hiccups. You'll think that you'll never find that perfect house again and the Origin SC staff will reassure you that it's out there. You will probably think, "Yeah right. How could anything be as great as that house that we lost to a full cash offer? Then, boom!" You'll review listings that they sent the night before bed and you'll be in love all over again. 

Q: Do you have any other comments?
A. Don't let anything cosmetic get in the way of your decision. Think long term and what the home is capable of being. We were able to negotiate chickens into our contract, so truly anything can happen! Debbie Kidd and Brad Kidd are true assets. We felt that they were honest, understood our desires, and were very patient.

Individual coaching will have a one-time fee of $99. This fee includes an 90 minute in-depth session with a licensed credit coach as well as a credit report from all three bureaus. Have You Been Keeping Up With Your New Year Resolutions???

With the start of a new year, also comes New Year Resolutions. A chance to grow, better ourselves, and accomplish our goals. However, more often than not, we find ourselves retreating to our old ways come February. Here's a look at the Top 5 most popular new year resolutions and tips to help you actually keep them!
1. Exercise more/lose weight
  • Whether you want to lose weight big time, or just start exercising in general, fitness-related goals are tough to keep. Avoid this by recruiting a friend to join you, signing up for a class that will keep you committed to a schedule, or downloading a fitness app that will keep you on track. A great app to keep track of your diet and exercise is "myfitnesspal." Also, if you are thinking about joining a new gym, make sure you ask them about free trials. Gyms are almost always willing to let you try them out for free. That way you can be sure that you feel comfortable there and will enjoy going there in the future.
2. Spend less, save more
  • Keep a spending record. This will allow you to take a good, hard look at your spending habits and see what you should cut back on. Use this to create a budget and stick to it. A good way to spend less while shopping is to use cash. If you only take cash with you, you are giving yourself a budget to spend. People that shop with credit/debit cards often end up spending more than planned. In addition, shopping with a planned out list will help keep you on track as well.   
  • Enjoy free activities. Go for a walk along a nature trail, beach, or the Ravenel bridge. Listen to some free music at the Pour House, which usually has at least one free show per week. Stroll down King Street on "Second Sunday." On the second Sunday of every month the street is blocked from car traffic to allow people to walk through and enjoy street performers, people-watching, and window shopping. 
3. Learn something new
  • Obtaining new skills is wonderful. However, whether it be crafting, cooking, or learning a new language, they can seem difficult to obtain. An idea to help keep your goal is to start simple. Instead of trying to become this great chef start by learning one new recipe every week, or maybe take a cooking class. Build a community around your new goal and motivate each other. Have scheduled get-togethers to work on your hobbies together. 
4. Spend more time with family and friends
  • Quality time is important and can easily get pushed aside. Make time for your faraway buddies and relatives by scheduling weekly phone calls or Skype/FaceTime conversations. Take turns with your friends hosting weekly dinners. Or if it's your partner or children you're trying to spend time with, make it a point to have dinner together at the table at least once a week. It just takes a little commitment and communication and you'll be happy you did. 
5. Get organized
  • Declutter and get rid of items you no longer use. Use this as a good excuse to donate clothes you don't wear, or sell them to a second-hand shop for a few extra bucks. After decluttering, make sure everything has its own home. The next time you go to put something back after using it, you are more likely to keep things neat and organized if everything has its own designated home. 
  • Write everything down. If you have a person in your life that always seems to remember every single birthday and event in life, they are more than likely keeping track of it all somewhere besides their head. Write reminders to yourself on sticky notes and put them where you know you'll see them. Keep a physical calendar with all your important dates and appointments written down. You could keep a digital copy as well on your phone or computer and have it set up to send you a reminder before anything important happens.  
Make 2018 your best year yet. Use these tips and keep yourself motivated and you will succeed in completing your new year resolution. YOU can do it!
